Market Statistics - East Valley


As stated previously with the new flexmls system we have a new way to pull statistics. We now have the ability to pull a great variety and quantity of statistics. However, I will try to just stick with what I hope you will find most interesting. I have pulled data for the East Valley cities, Phoenix, and Scottsdale and have provided the full ARMLS data as well for comparison. The graph above shows a comparison of months of inventory by city. Months of inventory is calculated by dividing active listings for July by the number of sales in July. You might be surprised that Queen Creek has the lowest number of months of inventory. We have seen prices drop significantly in Queen Creek and believe that has driven the increase in sales there as well as the reduction in inventory. Below is a slide show which scrolls through the cities.
