Free Adobe Photoshop Express


I read in the AZ Republic today that Adobe Systems has launced a free on-line version of Photoshop Express for editing, storing, and sharing photos on-line. I signed up for a free account, which was pretty easy to do. Click on the link below to sign up and have fun!


Hot Water Heater




I bet your hot water heater has this dial too. It not only regulates the temperature of the water as you use it daily, but it can go on vacation too.

Why heat water all week long while you are in Maui. Or Des Moines, wherever vacation takes you. Set your water heater to a lower temperature or "vacation" while you are on vacation and save some cash. It's the green thing to do.

More On Corona Air Quality Issue

We received the following information via email today.

To All:

In light of your interest in the Corona del Sol air quality issue I am providing you with the following information. Please feel free to use this information for the benefit of others interested in this issue. The District received information from the School Facilities Board that on Thursday, April 3rd, they will review the decision issued by the Administrative Law Judge in the Corona del Sol case. They were advised by the Attorney General's us of the following format for that review: “Each party will have five minutes to present oral arguments to the Board. After this, the Board will vote to accept, modify, or reject the ALJ decision. Since the Board is simply reviewing the ALJ decision, they cannot consider any evidence that was not presented to the ALJ. Because of this restriction, no testimony (public or otherwise) can be taken by the Board.” As with all of the School Facilities Board meetings, a public comment period will be provided after the completion of Board business.

February Market Statisics

February sales increased over January which many are saying is a positive sign for the housing market. The AZ Republic article After Months of Declines, Home Sales Up indicates that sales of existing homes increased 10.7% from Janaury to February this year for Metro Phoenix. For homes and condos sold by members of the South East Valley Association of REALTORS, the increase was 18.5%.

These graphs use statistics that are for the homes sold by members of the Southeast Valley Association of REALTORS® (SEVRAR). They will include sales of homes in the greater Phoenix area that were made by SEVRAR members. Even so, these statistics should be fairly representative of what is happening in the East Valley. Data is provided by ARMLS.

Quilt Show at Gilbert Historical Museum



"The Art of Quilting" Quilt Show runs from March 1 to May 31 at the Gilbert Historical Museum. The museum is located at the corner of Gilbert an Elliot Roads, in the old Gilbert School building. The museum hours are Tuesdays, Thursday, and Saturdays, 9am to 4pm. Adult admission price is $5 and $4 for seniors. On Saturdays, a group of local quilters demonstrate frame quilting and they can arrange to hand quilt one of your projects.

Which lockbox is right for you?

You've listed your real property with a licensed real estate agent in Arizona. The agent places this lock box on your property. Is it the right one for you?

It's a numerical code box that anyone with the number can access. It's used for non-agents to gain access. Maybe a plumber or HVAC guy to do work. Maybe a cleaning crew to tidy the place up. It's called a combo lock box or builders key safe. But, if the code is put into a MLS listing, it is like leaving the key in the keyhole for all the world to use. I don't recommend one for an active listing on the Multiple Listing Service (MLS). Although agents are not supposed to do this, on a rare occassion some agents will give the key safe code to their clients to view a vacant home on their own.

Maybe your agent is using these grey boxes. These are what we used before. It's safer than the key boxes, but not all agents can access this type. An agent with a lock box key like the one in the picture can access it, but more and more agents are using an infra red key to open the lock box and they can't get access with this lock box. I use my Treo phone with infra red to gain access and I can't open the grey boxes. When we moved to the blue boxes, GE gave us a blue box for each grey box we turned in. I'm not sure why any agent kept a grey box.




Hopefully, this is the box your agent is using to secure your home. It goes on the door knob, the hose bib or any pipe. It's accessed by a computerized key by a real estate professional that needs to be updated every night. It will send contact information on any agent that shows your home to your listing agent. It is the most secure way to give access to real estate agents, inspectors and appraisers. It's the best way to get feedback from other agents too. I look on my phone for yesterdays showings and I can call each agent to find out if they liked it, hated it, showed it or just previewed it.

If your prospective agent isn't going to use a blue lock box, then pick another agent.

Speedy Slideshow



Here are some more pictures of our tortoise Speedy. You can get an idea of his size by comparison with the Diet Coke can in some of the pictures. He enjoys the occassional treat of kale, mustard greens, or clover from the yard. His day consists mostly of eating, patrolling the area while searching for a possible escape route, resting, and sleeping. He does a lot of resting and sleeping.

Price Freeway HOV Lane Project in Chandler


We just received the following information with regards to plans by the Arizona Department of Transportation (ADOT) to construct High Occupany Vehicle (HOV) lanes in teh median of the Loop 101 Price Freeway in Chandler. Plans will be presented to the Chandler Transportation Commission at the meeting on Thursday, March 20. The meeting is open to the public and will be held at 7:00pm in the City Council Chambers on the second floor of the downtown Chandler Library (22 S Delaware St, Chandler). The number provided to call for more information is 480-782-2225.


ADOT representatives will provide information regarding project details, including construction impacts and schedule. The HOV Lane project thorugh Tempe and Chandler consists of two segments stretching from teh Red Mountain Freeway on the north to the Santan Freeway on the south. Construction is scheduled to start this summer and will take approximately 14 months to complete.

Live in Chandler, Thinking of Buying a new Washer? Wait!

According to the AZ Republic, the Chandler City Council voted to approve a plan to give Chandler residents a $100 rebate if they purchased a high-efficiency clothes washer after April 1. A mailing in March is to inform residents of the details of the program. Apparently, high-efficiency washers can save an estimated 7,000 gallons of water per year.

Chandler's Tumblweed Recreation Center

This is Chandler's newest facility. The Tumbleweed Recreation Center at Tumbleweed Park. It's located on McQueen at Germann Road.
It's a great facility with this huge courtyard in the middle open to our wonderful weather. Next to it is a two court basketball gym.

The gym can be separated with a curtain like this. So, open play can be on one side and a scheduled class or league can be on the other side.



This is me. Getting a good work out on opening day. I was the only one running on the indoor track. It's big. 1/10 of a mile around and it has views.


All the weights and cardio and the indoor track are upstairs. As you run, you get to go by the machines. Plus, you get to look out the windows at the courtyard, the street and park. You also get to run above the basketball courts.

There are two racquetball courts. Lots of cardio machines, lifestyle resistance machines and free weights.

Got kids? They have a place for them to play too. I didn't take pictures of the teem hayloft, a lounge for teenagers with active arcade games, air hockey, foosball and an open stage.
Here's the best part. Today, was the soft opening. The grand opening isn't until sometime in April and until then everything is free. Once, it is officially open you will be able to pay by the day, month or year.

How to spot a Meth Lab?

Andrew Thomas, our local County Attorney put out a pamplet, "Road Map to Crime Prevention".

It's full of useful information on stopping various crimes. I section is about, "How to Spot Meth Houses."

Here's what they tell us:

"Law Enforcement can't fight infestations of methamphetamine alone. Below are some ways you can determine if meth is cooking in your neighborhood.

*Strong smells like cat urine, ether alcohol, ammonia and / or acetone.

*Efforts made to reinforce doors and to cover or black out windows.

*Trash including antifreeze containers, starter fluid cans and red stained coffee filters.

*Unusual amounts of activity in and out of the home at all hours.

January 2008 Market Statistics


These statistics are for the homes sold by members of the Southeast Valley Association of REALTORS® (SEVRAR). They will include sales of homes in the greater Phoenix area that were made by SEVRAR members. Even so, these statistics should be fairly representative of what is happening in the East Valley. Data is provided by ARMLS.

Are homes still selling? Yes, we are still selling homes. Does it take longer than it did in 2007? On average yes, however there is still variation by neighborhood and pricing competively is key.

Higher Allowable Loan Amounts for FHA Loans


The Department of Housing and Urban Development announced on 3/6 higher loan limits for FHA loans. The old limit for Maricopa County for a single family house was $263,150 and the new limit is $346,250. This means more financing options are available for potential buyers of properties priced between $263,150 and $346,250. NAR List of All Counties

In an email we received from Dick Gaylord, President of the National Association of REALTORS®, he said "We expect the impact of these loan limit increases on the housing market to be significant because of the infusion of capital into the mortgage market, which should result in lower interest rates across the board. In addition, there will be a direct impact on high-cost areas that previously required borrowers to take out costlier jumbo mortgages."

A tale of two homes

You are selling your home. The landscaping is immaculate. Your home is freshly painted inside and out. Your pool water is as blue as blue can be.

Your neighbor vacated their home. They have been foreclosed upon. The bank owns the property now. The weeds are knee high. Two windows are broken. The pool is green and smells. Four new phone books sit waterlogged on the front porch with about a thousand door hangers from every pizza parlor, landscaper and cable company in town. The only thing that's shiny is the agents for sale sign.

The banks price on the same home is $100,000 less than yours. What do you do?

You call the banks real estate agent and ask them to straighten up the place. The agent explains that the bank won't authorize any money in what they consider a sinking ship. The bank is already going to lose over 100 grand and they won't trim weeds or drain pools.

You go over to the home and pick up the debris, but you sure won't mow and weed. You make sure the gate is closed and the pool is secure. Your trespassing, but in the name of safety.

Your agent is planning an open house this weekend. You break down and go mow the lawn of your neighbor. Then you pull weeds. Again, you're trespassing and you shouldn't have to do this, but it's impacting the sale of your home.

You hear about a near drowning across town and it makes you think about the abandoned green pool next door. You hear about mesquito's breading in stagnant water and it makes you think about the pool next door. So you call the Arizona Department of Environmental services to report the green pool. Yes, they have a line for that purpose. The number is 602-506-6616. They take the address down and spray the water for mosquito's. But, they won't empty the pool.
Finally, you contact your HOA. The board decides to maintain the front yard next door and at three other addresses. They can then bill the bank or owner by placing a lien on the property. Will they get the money when it sells? Yes, if it's a lien. But, even if they don't your HOA should plan on loss of monthly dues and/or property upkeep on some foreclosed properties.

Town House Newsletters


Yes, I like to read newsletters from any townhome or condo community. I learn things that I would not know otherwise. When communities are having trouble with vandalism, stray shopping carts or property maintanance issues, it's usually in the newsletter. But, more importantly when good things happen like new roofs or building painting get done, I know about it.

I also find contact information in newsletters that make it easier to reach the HOA or people of importance inside the community.

I just read the March newsletter. It's easy to forget the cost of maintaining the common elements of a community. They just did a pebble tec resurface on the pool for $14,000. The management company also just finished repairing the sprinkler system. Fixing 46 sprinkler heads cost $621.00. Does your HOA set aside money for major projects like a pool resurface?

I, often have to explain to buyers in HOA communities, why a low monthly fee may not be a good thing. If the fee is too low, you might see more assessments over time. So, when buying read all the documents from the HOA carefully.

Corona Air Quality

We attended the meeting last week at Corona Del Sol High School concerning the air quality at the school. For those interested in obtaining information, it is available at the Tempe Union High School District Website.

Additional information received late on 3/5:

The School Facilities Board (SFB), which is supposed to pay for needed repairs to schools, but has determined that Corona's problems do not merit the necessary funds, is meeting Thursday morning. Some people are planning on going to express their opinions on the matter.
